When is the right time to cycle out of properties...

I have two properties in my portfolio that I've owned for about 4 years now. They are cash flowing on average about $500 each BUT have now appreciated in value to tune of about $190k if i sold them at current market value. I've had great tenants but just at a crossroads as to what i should do next. Cash out and go house hunting and try and replace (hard to find deals in the market) or ride the positive cash flow wave into retirement....
