Subject-to Exit strategy for long term cash flow
All,
I am exploring the strategy of Subject-to so I can add it to my toolbelt. I invest mostly for cash flow long term I was wondering how would that look in a subject-to deal? I know of the typical exits such as lease option, lease for purchase but I am looking to see if there some others that would allow me to keep the long term cash flow.
Could I simply hold the subject-to loan, until the loan is paid off. I read somewhere that it is not ethical to do so, as it will tie up the sellers credit in the event they want to buy another property in the future. has anyone done this before? is there an issue with it?
Should I refinance it, to free the sellers credit and just keep for Cashflow? does this make sense?
Any thoughts would be greatly appreciate it.
