How to qualify for Low income housing

Area is Marysville, WA, 98270. I’m considering financing a 4 bedroom house and hoping to get tax breaks for low income housing. House was built in 1985 and is in decent shape. How much can I charge for rent and still qualify? Are there any special hoops to jump through?
