Finding an investment property

I'm looking for an investment property and at the moment I've been using Zillow. Majority of the rehabs are newly renovated and range from $120-$220K. I know the point of BRRR is to find properties at discount rates, but is a bad idea to start with a property high in value with some potential for appreciation?

Need some advice thanks!
