Buy and Hold Joint Venture

Hi, first time posting to BP.

I have 2 duplexes that I have had since 2012 and 2017 just owned by myself. I would like to acquire more with the help of investors, and have investors also join in my current properties so I can free up funds to finance my flips...

My question is how to do the basic structure for the deal? I will be managing the property entirely, and doing the repairs myself to keep costs down. Also that will help me bring more to the table. And of course the other person is bringing the money.

In this type of scenario does the financial party usually hold the mortgage as well as supply the down payment? And what about capital expenses, like a new furnace or driveway or roof, how is that paid for? Is that just up to the investor since it would be similar to paying more for the home in the first place with those repairs done? Hopefully I am being clear!

What do you think? What do you suggest? Is 50/50 fair for this?
