Selling the shovel in a gold rush...

As real estate investing becomes more and more popular (Thanks Biggerpockets), one phrase sticks out in my mind:  In a gold rush, you want to be the one selling the shovel.  Meaning... it's not always the actual buying and selling of real estate that you can make money on, but the tools and strategies sellable during these times that can make you rich.  Outside of your traditional buying, flipping, renting, agent related businesses; what are examples of some other ways entrepreneurs are making significant profits in 2020?
