Investing 60k in Sacramento for cash flow,doable??

I have 60k cask is it possible to invest in a multi-family in Sacramento for cash flow?

@Sumit KumarI will give you some real numbers. at 60k, you can only purchase up to 300k for a duplex. There are very few active listings for duplexes under 300k. I found on at 601 Grand Ave. sac ca 95838. It says the net income is 2k per month. The price is 269k. at 20% down, your loan amount is 215k. Your total payment is $1450.0 per month piti. so it looks like you can make 550 per month assuming your the property manager. If your not the property manager, then your down to 350 per month positive with 54k down payment.
