Renting to sublease by the room

Hello everyone,

I'm trying to rent out a property and sublease it by the room so I can cashflow.

I understand this could feel extremely risky from the landlords perspective. Here's the breakdown.

$915/no 3 bed home

Sublease 450 per room leaves me with $435/ mo.

I would have a cleaning person clean common areas every 2 weeks.

I was also going to qualify the tenant and let them do the final ok. Maybe they can charge me a small fee for the extra time it would take them to do this? $15 per person?

Thinking about offering the landlord to do small maintenance for them up to a $300/mo

expense.

Does this sound reasonable? Am I giving too much by doing maintenance?

Any suggestions on helping them agree with it?

I am not doing Airbnb. I have one at my house any it takes too much of my time.
