Liability of home ownership

So my wife and I and 2 kids are in the home we built since 04. With all the gurus saying a home is a liability and to sell and buy rentals to build wealth, I’m looking for some input from you guys and girls. We want to continue to live where we are but we’re not in a great place financially to invest in real estate. So I was thinking of building a garage with a duplex above it to generate income and help pay for it and towards our mortgage.

So my question is, what are your thoughts on doing something like this?

I like the idea of having tenants nearby to monitor and take care of things as needed.
