Using COUNTY RECORDS to generate leads....

Hey all. I went on my local county's official record website to see what kind of buyer leads I could come up with. I first used Zillow to see which subdivisions were actively selling properties at steep discounts. Id then use the that data to research buying/selling activity in the same subdivisions on the county's website. What I found was many of the same LLCs and wholesalers names kept popping up over and over again in my research. I would then research their deed transfers and came up with a whole bunch of buyers/sellers for each subdivision I researched. It appears this may be a decent strategy for generating leads of potential buyers for wholesaling.... anyone else do this or had any luck?

Mike Nelson depending on the county web site there is a wealth of information available if you are willing to put in the time. once you have then name of an owner you can search by name and get all the property that owner owns in the county. You can input the name of Self directed IRA custodians that may be active in your area and you will come up with a list of cash buyers. If you pair the information with Trulia and zillow you can get a good head start on understanding your particular market.
