I just listened to the recent podcast with Nichole Stohler and thought it was great.  One of the things she mentioned is she evaluates a 10 year rent history for similar properties in an area to determine worst case scenario on cash flows.  What are the best resources/sites to obtain a 10 year history of rent rates?
