Motivated Seller had Two Mortgages and Ready to Go

I’m sure this is a deal in need of a creative and innovative strategy. I had a great conversation with the seller and they are ready to move on. They have two mortgages that total 1300 a month. Zillow estimates the home at 150k, but they still owe 130k from the two mortgages. I’d rather lend a helping hand or just some valuable information if possible.
