Fha primary want to go conventional and purchase fha duplex

Me and my wife bought a sfr in lbc 4 years ago and now would like to go conventional to use fha on duplex or multi unit in Sacramento or Cleveland or where ever it makes sense. Any suggestions? Kinda confused on the refinance option or just use our 50000 cash we have saved? Appreciate any input.

Thanks I really appreciate the info I was thinking the same thing same idea. I thought maybe there was another option out there. But what about the market in Sacramento or ohio or possibly Florida. Thanks again.
