Fha primary want to go conventional and purchase fha duplex

Me and my wife bought a sfr in lbc 4 years ago and now would like to go conventional to use fha on duplex or multi unit in Sacramento or Cleveland or where ever it makes sense. Any suggestions? Kinda confused on the refinance option or just use our 50000 cash we have saved? Appreciate any input.
