VTB (Vendor take back Mortgage)

I am working on aquiring a duplex that is owned outright. Their asking price is high and it needs a fair bit of work over the next few years. Nothing major, windows, new flooring, heat pumps.

Someone suggested a VTB (Vendor Take Back Mortgage) but he said he never done one before. So I am just looking up information on them and was wondering on people's success or failure stories with this type of mortgage?
