Multi-family value less than single family???

I'm starting to research a market on the east coast. Still working on my first deal I'm finding myself a lot more interested in long distance investing as my home turf is front range Colorado. I have a lot of connections in this new market and the prices are right. One trend I'm noticing is SFH is more expensive than MFH and it makes me think I should buying these MFH as solid prices. Rents are great and the area is growing. Any thought on why these are cheaper than singles?
