Laminate or wood flooring?!?

So, I am about to close on my first property next week! It a single family house, 3-2, on a nice neighborhood. The house has carpet throughout. Should I replace it with laminate or hardwood?!?

I planned on installing a decent quality wood to have the option of refinishing it, if need be between Tenants. I’ll be doing all the work my self, and my hope is to be efficient and save on the long run. Any thoughts?!?
