How do you Choose What Home to Invest In?

Im sure we all have our methods about how we do what we do. I'm curious to find out how you make the decision on whether to invest in an investment property or not? Do you weigh the pros and cons of the home before hand? Do you look at the home and the possibility's that it could render? Do you weigh every last minute detail in inscrutable exactness before coming to a logical conclusion? Do you simply wing it and hope for the best? What about areas? Do you choose homes in certain geographical areas and not others, such as homes in the downtown area vs new residential areas? Do you target certain citys while leaving others out, for instance only going for [AD LINK REMOVED]
