Would you invest in a residential property if it included a free lot?

I saw an ad for a new 3/2, 1 car garage in the local newspaper on Sunday, June 17th. The headline said "Ask about free lot". It also said "Build EXTRA home or condo".

Would this be a good investment since it includes a free lot, if the price was right?

There are too many variables to give you a definitive answer.

Concerning the lot:
Size of lot compared to the surrounding lots.
Street access of the lots.
Lot restrictions by zoning and HOA.
Property taxes
Allowable uses of the lot.
Exit strategy for the lot.

Concerning the SFH:
Price you will pay vs comparable value of the house
Marketability of the house
Use of the house
Exit strategy for the SFH
