Building a custom house for equity

I plan to build a custom house here pretty soon and I know I can build for a substantial discount due to my father in law being the builder. I’m almost quite sure I’ll have a big chunk of equity when the house is done and is appraised. My question is what will be the cost to sell and what will be my profit?

2 t 5 years no capital gains tax

But if I can sell this house before I’d like to know the numbers and cost breakdown. If anyone can help me with this I would greatly appreciate it.
