Any advise on direct mailing?

Need advise on direct marketing. I have sent a couple hundred letters ( precision targeted for seniors ready to retire). I have received a ton of calls but most of them (about 80%) call me after they’ve put the house for sale on the mls using a broker. They say “our house you’re interested in is for sale now” “you can contact the realtor helping us out”. Am I doing something wrong? Am I not using the right wording in my letters?
