Ways to fund my first deal with OPM - FHA loans

Hi I'm ready to pull the trigger on my first deal once I find it. Currently have a personal home but looking to add another property FHA financing with 10k down from 401k. Will then rent personal home if I have to live in the FHA property? Am I thinking of this correctly? How do I get more FHA properties after the first one?
