Back yard mini storage advice

Does anyone have any experience running large or small mini storage out a back yard? I’m looking at doing so at my personal residence but open to stories at your rental homes as well.

I know I’ve heard mention of renting out the garage or shed for value add. I’d be interested in to know what hurdles you encountered.

We have a deep lot that could easily hold 32-40 10’x10’ units. The cash flow sounds like an incredible opportunity.
