Hey, @Joshua Mathews - I think @George Munoz is spot on here.  

Wholesaling can generate the income you may need and also provide you the ability to bring a deal (value) to a seasoned flipper in your area.  Partnering up in this way will not only get you going in the right direction, but will provide a great opportunity for you to learn the craft.
