10k mobile home. Buy with cash or finance then rent out?

Hello,

I am looking to purchase a 10k mobile home that sits on a lot that cost $450 to lease. That includes water, sewer, and garbage? I have the cash to purchase it, but I don’t now if it’s the best option to purchase it out right or finance and stretch my cash further. Please help me understand what option would be best and why? Thank you so much in advanced!
