Splitting duplex into 2 houses and sell it?

Hi. I own a duplex that in considering selling. This may be a totally crazy idea. But can I split the duplex into 2 units for sale separately. So it would be like selling unit A to one person as a primary residence, and unit b to another person as a primary residence. Would this ever be feasible? Under what circumstances would it work? Re-zone the property? Thanks all.

Honestly, I'm not sure, but if you were to go down this route, I'd probably reach out to a real estate attorney first. They should be able to steer you in the right direction and point out some of the pitfalls of this strategy. (Yes, there are pitfalls for sure)
