Advice/direction for more growth!

Looking for advice/direction to keep growing. I’ll try to be short (I know long posts get boring) currently have 5 doors 2 duplex and 1 single. Single was our first home. Lived in it for 3 yrs decided to become investors. Bought new primary, rented out single. Bought duplex with Home equity loan against 1st house to cover dp and closing. Wanted more so took out line of credit plus little of my own money for 2nd duplex. Every bill and mortgage/loc gets paid with some $ left over. But at that small rate it will be 2 years or more until I can have 25% down payment or my loc paid off. Been investing for 13 months only but want more! Getting a mortgage isn’t an issue at all. My lender will approve just need to have dp and closing. Maybe refi in 6 months? Located in Lebanon pa! Thank you!
