Which Property Should I Buy

I’m a young investor in Wilmington Delaware. I need advice on buying my first rental property.

Property A.

68,000 , 2BD 1 BATH, in a good neighborhood in the west side of Wilmington and already rented out with tenants for this year but property value will most likely not increase much in the next few years. Families love to rent in this neighborhood.

Property B:

75,000 , 2BD 1 BATH in a bad neighborhood in the south side of Wilmington but city is doing construction and adding stadiums in this area. Seller has done several renovations and I would get instant equity. Property value could sky rocket in the next 3-5 years. However, I need to find good tenants who will be willing to rent in that area.

I’m really focused on having the cash flow. Which one do I pick as my first investment?
