Affording a house with little down payment off rent

I’m a 20 year old constantly getting information from fake Instagram get rich quick gurus so it’s hard to know what works. I’m looking for any sort of advice regarding a first time property purchase with little down payment and making money from tenants or rent to cover mortgage, surely it’s not that easy as I would rather not engage this with the strategy of negative gearing this early on. Any tips??
