Room Renting in SFH Phoenix

Is renting rooms out of a SFH in Phoenix sustainable? I'm looking to purchase a home in North Phoenix in a pretty good section. I have reserved to pay mortgage but I want to be sure that I can keep possible renters. Any help on this subject would be appreciated.
