Is Seller Financing my only option?

Hi REIs,

I bought an investment property a little more than a year ago in an effort to start creating passive income. It was the first time I stepped into the real state market without any education. Needless to say, it wasn't great.

Now, I am looking for an exist strategy, and think seller financing might be the one. Are there any others options I should consider?

Cashflow is $100/month
Appreciation has been 5% since I bought the property
LTV is close to 65%
