How to clear an old Land Contract

I'm selling a house that I just found out has a recorded land contract. The "buyer" from the 1990 contract walked away from the house two years ago because she couldn't make the payments. Does anyone know how to clear this recorded document so the house can now be sold outright? It's already under contract. Just discovered the old Land Contract. I assume I need some sort of document just not sure what.
