REI Book/info suggestions for beginners

Starting out in REI. Some suggested Brandon Turners book for info due to where I want to invest. Does anyone have any suggestions for getting started in my market. Rural area, 3-5k population, Walmart is the mega store. Most "good" jobs people drive 1-1.5 hours to work. High point is there are two vacation lakes and land available to get the bigger ticket items. Looking to get some cash flow properties, maybe wholesale a few properties and raw land leases. I know the area and all my background is construction and still in that market so rehab pricing etc I'm up to date on. Thanks
