Cold calling for deals

I’m going to be looking for my first deal hopefully sooner than later. I’ve hear brandon talk about looking up rooms for rent and calling those landlords to see if they have any houses they would consider selling. Has anyone tried this approach and/or what would you suggest saying to these landlords when I get them on the phone?
