Lead generation is a fairly efficient market. Once it's available and commodified for a wide audience, it's functionally useless.

Account Closed has the right idea.

Beyond that, you can gain some ground with web scrapers and very specific market analysis. I would always keep your focus and goals very tight with this sort of thing. It's easy to spin out of control creating 'cool data', but it does nothing for your investment.

Local auctions, need specific investing (student housing or military), or opportunity zones are three places where I see a lot of unstructured data and possible opportunity.

I know for me I get 5 to 10 mojo  robo whatever calls a day.. I hate it LOL.. but I am not the target seller these guys and gals are looking for.

Property Radar used correctly is awesome tool.   we use it to hone in on deals.. we don't shot gun like most do when trying to buy distressed assets.. and that's what PR allows us to do .. hone in and then capture.

for cold calling lists and covering a lot of ground i use Mojo Dialar its the best ive found and the spreadsheets are up-loadable with little effort.

@Caten Murphy,  I post both articles and blogs, relating to mortgage brokers (who submit loan application for our private lending business, passive real estate investors (who, if accredited may be candidates for investing with us, and REO asset manager who may have loans we want to purchase.  Some of my blogs have gotten over 10,000 views, with 3-4,000 being the norm.   Along the way I have a contact list with 10,900 contacts, plus an additional 1000 followers who are not contacts. These are mostly mortgage brokers, bank officers, real estate investors, private lenders, and note brokers,  I email the list with our buy and lend parameters every three months

@Sean OToole  One of the companies working in Cleveland is using VAs recently I have been called 4 or 5 times this week about getting on their buyers list.

I get it from both ends.. want to be on Buyers list and Hey we want to offer you a cash offer for your property we can close in 37 seconds with no fee's to you  LOL..

I really have to come up with a different pitch and just try it one time.. as you know our approach is quite targeted.,

That's funny @Jay Hinrichs, reminds me of when I used to get calls asking for the bank manager in charge of REO's. People would buy lists of "bank owned properties", not realizing that the list resellers were just selling names abstracted from Trustees Deeds, with no idea which were bank owned, and which investors, like myself, purchased. Separating those into separate lists was one of our first differentiators - and mostly just so I could stop getting those dumb calls. :-)

Since a number of folks here are using it, I'm curious to hear feedback on mojo dialer. Do you find you upset people with the aggressiveness of the predictive dialing? It has to inevitably end up hanging up on some folks as it connects others.

until i read your post i never really thought much of LinkedIn. I think i may have been missing the boat here and will revisit and make a profile and get on there.
