Flipping or investing

Was just curious and wanted to ask this question to see the type of feedback I would receive for the purpose of obtaining furthur knowledge. If you were to start a real estate LLC, which form of real estate would you pursue if you wanted long term success, would you choose to invest in rental properties or choose to rehab and flip houses, why or why not? I appreciate any and all posts.

@Eury Almonte   Why say, "or", when you can say, "and"? I'd do both just like I've done since 2005.

Flips and wholesales create cash. Rentals create long term wealth and tax write offs for all the cash you generate with the flips.
