Success with buying & renting back to original owner?

Good morning,

I'm looking for insights from anyone who has had success with (or developed a niche of, or failed at!) buying houses and renting them back to their original owners.  I'm thinking our target market would be empty nesters/older people who might want to sell their paid-off house but are held back by loving their house/neighborhood or just sentimentality.  Do you have guidelines developed? Lessons learned the hard way you're willing to share?  We've been in the landlord/rental game for quite a few years but are now branching out into some more active investing...
