Where can I find contracts to use for Subject To Deals?

I'm looking for a basic starter contract that I can use for any subject to deals. I did a search but couldn't find anything obvious.

Contract highlights

  • Transfer title via general warranty Deed

Bonus if it has these things

  • Disclosure statement - when payments are due, how they are paid.
  • Ability to access lender/account to update and/or make payments.
  • Ability to talk with insurance people to change insurance or edit account as necessary.
  • Investment Viability Contingency (Can give it back if it become un-viable as an investment).

@Tim Ivory don't get lost in the minutiae here. Sub-to's are super simple once you understand them,  very few docs needed and the closing is super fast and easy when you have an attorney who is open minded. Call me and I can walk you through it in 15 minutes and I'll send you my docs.
