Next steps to growing portfolio

Hello people and excuse my punctuation I need some advice on my next move. I currently have 2 properties now 1 in Philadelphia- (currently trying to evict a squatter ) 1 in the suburbs (just rented to a friend in a bad situation for $1100. Registered a general contractor business with the state because I like the project manager idea and I like to design But I'm considering building a relationship with a few mortgage companies and do 203k and rehab repairs and outside work also. My exAcT question is I have about 25k I can invest in another property preferably a duplex 650 each floor or single family $1100 rent ... 2nd option... Payoff everything I owe on my credit . if i purchased a Property It couldStart Generating income In a FewMonths . My goal is to build some rental portfolio before getting into flips pls help with some ideas
