Deal structure help please

Trying to figure out how to structure a deal to get a win-win. My private lender wants to take advantage of a 1031 while funding my deal. I'm under contract purchasing the property via LLC, how can I structure it so they get their tax break and I get my property? They're also interested in a partnership where I could put in sweat equity.
