1031 or HELOC and Flip or HML or Combo or Something Else?

My first thought was to do a 1031, however, after learning/reading up on some other strategies, like fix and flip or BRRRR (not really considering BRRRR as an option), syndication/crowd funding, and private/hard money lending, I'm not so sure if 1031 is the best option. Therefore, my question: 1031 or HELOC and Flip or Private/Hard Money Lend or Combo or Something Else?

Would love to hear some ideas...
