Single mother w 2 kids needs creative seller finance

I'm interested in learning creative strategies ni money down, owner financing, lease options and structuring of deals. 

The mother below would need something rather quickly.

Please understand, i know how to fix her credit but that is not the question. I'm looking for creative, out of the box, it can be done, thinkers:)

I'm working with a mother who has a 540 credit score. She's self employed and has very little for a down payment if anything.  What would you suggest? Where would you look for a deal like this? We live in Utah.
