Taking vacant commercial space and repurposing it.

In a week or two I will close on a 4000sf space in a decayed area of Newburgh NY. Now that I am getting close I am trying to figure out what to do with the space. I have another 4 storefront that total 6000sf as well. Years ago I started a business with a landlord, we took his vacant commercial space and took pics, built a website and presto we were doing 1-2m a year in business. I'm leaning toward that for the commercial space as the area is in the upswing and if I sign a lease now any good tenant will want a long term. I honk in 5 years the rates will be much higher. Andy one have experience in STR with commercial? How did you do it properly?
