2nd Dwelling (Guest Houses), A New REI Strategy?

The name is Alec. I work on the design and engineering side of the construction industry. A lot of our clients and even my parents have invested in building a guest house/2nd dwelling unit on their SFR property. They're 1,200 SQFT on average and help off-set some of the mortgage cost if they're rented out. Also good for family members moving in. Has anyone used Guest Houses or incorporated them into their REI strategy? California just recently passed a Senate Bill making building them much easier and I'm wondering if there is an opportunity there for a BRRRR or Fix and Flip?
