Looking for a owner finance strategy

Hi everyone I need guidance with this deal I am presented: I found this 8plex and just run out of money closing a 4plex, my problem is how to finance this 8plex. Owner is retiring and still has a mortgage. What kind of creative financing I can offer to the owner? I can come up with closing costs and maybe 10k extra cash from my current salary and cash flow. 

This has been my problem for this 2 weeks the deal is so good to let go. Please I need guidance. Thank you!
