20 House Portfolio Analysis and Deal Structure

I am currently looking at investors portfolio of 20 homes and based on the unit price, I can buy between 4-5 homes.  Any ideas or suggestions on the best ways to structure a deal to get the most for my investment.  Also open to any analysis suggestions. 

My current plan is once we can agree a total cost for a determined number of units, I will offset/adjust the final sales prices of the units to provide an opportunity to refinance one of the units and pull out money out, to buy another property.
