When negotiating a purchase using the sub2 techniqe, What should an investor do if the property owner is already listed the property with a Realtor ?

Pay the Realtors commission. The #'s should be good enough to not worry about that.

Depending on your exit strategy, you don't have to use your money, for instance, if you lease/option the property, you could use the option money to pay the realtors commission.

Either way, you don't want to NOT pay the realtor simply because once they see that they can still get paid, they'll send you more Sub2 deals
