Bought a home to upgrade a little & convert to Note & sell. HOW ?

Hello, 

Recently bought a house- fairly affordable, with the intent of making very small upgrades and convert it as a note and sell. The idea here is not only to sell the house but to make a note of it and sell. I keep hearing that folks are doing it, but I thought the best way would be do hands on - just like how got into and learnt RE. 

Any advise, help is appreciated. 

Also, If you want to partner with me and run through each step of the process, I am willing to give a small percentage of returns as fee. May be we can eventually do more of such deals. 

(I believe the location is not that important and I will share details eventually), but for responses that need to know location, we will have to speak offline first.
