How to leverage a Reverse mortgage

I came across an Estate sale and I asked the owner if they were interested in selling the property! He quickly said yes and to make him an offer on the property along with the rest of the clothing and furniture that they were unable to sale during the estate sell! However, he mentioned the house had a reverse mortgage on it! Now I'm a newbie and I don't have much knowledge about reverse mortgages, but my plan was to try to get the owner to refinance the house in his name and after that negotiate a lease/option agreement! What would some of you experienced investors do in this particular situation!
