Income ideas for empty lot of land in Jersey City NJ?

Hello Fellow Bigger Pockets Fans! My wife and I are a few weeks away from closing on the following deal in Jersey City NJ: Empty lot zoned for multifamily home, 17x100 feet. We are paying cash for the lot and will own it outright. NEXT DOOR to the empty lot, is a multifamily home with 2 units. After fixing up a few things, our plan is to rent both units. With the rents, the deal will cash flow. Now, for the question...the empty lot has so many options. Any ideas on what to do with the lot to generate monthly income? We have considered 1-2 parking spaces, wondering what interesting ideas are out there! Thanks for reading.
