JV with the property owner

I have found a couple of threads on the topic, but looking for any success stories with this strategy.   Looking at a deal right now with the following:

  • $110K owed on property
  • $160K as is
  • $35k Updates and repairs for ARV of $235K

Seller is short on cash and can't afford the updates.   Any thought on execution would be greatly appreciated.
